The 10 Alberta Real Estate Boards have approved a rule change for advertising other members' listings. In order to support members with the change, an educational transition period will take effect on July 15th, 2024. During this time, please review and understand the rule changes as outlined below. Any rule violations will be met with an educational notice until September 15, 2024. Following this date, all violations will be enforced by the board’s summary enforcement process.

Why is this change needed? Recently, members from all Alberta Boards/Associations have reported an increase in marketing strategies using various media, including social media, where members advertise another member's listing with a photo and price but no additional information. In many cases, there is written permission from the seller's brokerage and the seller as the rules require, however, these advertisements often lack attribution to the listing brokerage and do not contain an MLS® number or property address. This lack of information can confuse consumers and may be perceived as deceptive when consumers are unable to research the property.
